Great Neighborhood
Located on the border of the Ballpark and Arapahoe Square, 2020 offers some of the best features of downtown living with the expanding market of Arapahoe Square. Although the Arapahoe Square District is certainly the most underdeveloped part of Downtown Denver. Deteriorating buildings and parking lots dominate. However, as development pressures mount and available land throughout Downtown continues to become more sparse, Arapahoe Square has recently gained the attention of the development community. Many new developers are looking at Arapahoe Square favorably due to it’s location and price point. Noted as a hot spot to watch in the next few years due to it’s proximity to the light rail and central business district, Arapahoe Square will soon become another downtown hotspot.
The Ballpark neighborhood speaks for itself. Named for its proximity to Coors Field, the Ballpark is quickly becoming the hot residential neighborhood adjacent to Downtown Denver. The area is primarily industrial in nature, consisting of a mix of historic 19th-century brick warehouses and industrial structures from the mid-20th century. As with Arapahoe Square, the Ballpark will soon have great access to public transportation with light rail lines being constructed at 35th and Downing as well as the 40th street station where the Central Corridor line and the East Corridor commuter rail line to Denver International Airport will connect.
