Union Station neighborhood’s most prominent and best-located mixed-use development is being developed by Zocalo Community Development, winner of the Denver Business Journal’s Developer of the Year award and one of Denver’s most prominent and well respected developers. This 219-unit mixed-use development is located on 17th between Chestnut and Wewatta, 100 feet from two separate Light and commuter rail lines. The City of Denver projects well over 100,000 people per day will walk along 17th Street directly in front of this LEED Gold-registered 13-story development that will contain 8,000 square feet of ground floor retail space. The Union Station neighborhood has quickly turned into Denver’s hottest neighborhood in which well over 1,000 dwelling units are joining existing Riverfront Park units and office buildings that house the likes of Fortune 200 DaVita. The company’s other high-rise apartments in downtown including just-completed 2020 Lawrence, a 231-unit development, and Solera, a 120-unit high-rise, that sold for a record price per unit in 2011. Both properties are in the Arapahoe Square neighborhood. Like Solera, Cadence will be a record-setter for Denver.
Denver Union Station Past
Denver’s first train station was constructed in 1868 to serve the new Denver Pacific Railway, which connected Denver to the main transcontinental line at Cheyenne, Wyoming. by 1875 there were four different railroad stations making transfers difficult. In 1880, the four owners agreed to build one central “Union Station.” Union Station was completed in 1881; however, in 1894 a fire destroyed the central portion of the station. A larger Romanesque style depot was completed in 1914 and is currently standing today.
Denver Union Station Present
Although Denver’s Union station processed more passangers per day than Stapelton Airport until 1958, trains eventually fell out of favor in the public eye. It was in 1997 that significant changes took place in the Union Station. RTD, along with several other private investors, developed the C-line that connected into the station. This was the first step in revitalizing the Central Platt Valley neighborhood. The Denver Union Station project team was initiated by the CCD, RTD, CDOT and DRCOG, known as the Partner Agencies, in May 2002, to develop a Master Plan and prepare an Environmental Impact Statement (EIS) for Union Station. RTD bought the station and extended its successful Light Rail transit and 16th Street Mall Shuttle to Union Station.
Denver Union Station Future
With multiple developments under construction with a public transportation hub focus, the Union Station Neighborhood is positioned to become the epicenter of downtown Denver and ultimately the Rocky Mountain West. Zocalo’s Cadence project is one of several mixed-use developments planned for the area which in total will exceed over 1,000 residential units and over 1,000,000 sqft of commercial space. With these new residences and the additional foot traffic generated by the transportation hub, the need for retail and restaurants is clearly in high demand and Cadence is the first to provide a solution.
