In the heart of South Broadway, 101 Broadway is one of Denver’s last remaining historic buildings set to undergo a complete renovation. A nearly $40 million renovation of the 112 year-old building will be complete by year-end 2018. The renovation will consist of 102 residential units on the upper floors of the historic building, the construction of a new, fivestory building and the renovation of over 11,000 square feet of prime street retail on Broadway and First Avenue. The First Avenue Hotel formerly housed a full service Mexican restaurant with sales of $1,000 per foot. New restaurant uses will likely include a full-service restaurant, coffee shop/café, high-end cocktail bar, and potentially a grab-n-go eatery offering foods and beverages, which fit the progressive Baker/SoBo neighborhood.

NEIGHBORHOOD

Denver’s South Broadway business district, dubbed SoBo, was originally called Miracle Mile in the early 1900s. Today, South Broadway is home to some of the city’s most interesting boutiques and restaurants. SoBo is a draw for 20-30 young professionals and hipsters with their brand of cool reflected in the shops, restaurants, bars, and nightclubs. Beyond that audience, there are sophisticated art galleries, independent cinema in the nationallyrecognized, historic Mayan Theatre, and swanky dining options for any age and interest.
